  A close relative of mine almost made the mistake of renting an apartment at Moda. It's not a bad place to rent, but I wouldn't recommend anyone to rent there. I went through the entire process with my family member, so I can give an honest assessment of the process and the building. Also, I once had a doctor in the area and used to park across from the building.
  
  First, Moda is a good looking building, particularly the common areas. From what I could see it's a very clean, well kept building. However, the area it's in is kinda so-so. The area is safe. But it's very busy, and there are sometimes vagrants and drunks from the nearby YMCA. I once saw a guy peeing in the landscaping of a nearby building, as he beckoned to me, "hey mami." If you ask me, the developer for that building put the building in the wrong area. Because no matter how luxurious the building, the rental prices will never justify the neighborhood. The E and F trains are close by. However, the E train stop is on Jamaica Avenue, which is like getting off in the downtown of a third world country. Way too crazy for my tastes. There are a few lounges and there's rooftop access, if you're impressed by that stuff. The apartments in my opinion are very BASIC. If you can get into an older building with renovated units, you're getting a better deal with space and layout IMO. I was very disturbed to find that they were renting a one bedroom with CARPET for almost $1900. My family member didn't like that at all. Wood floors have become the standard since the early 2000's.
  
  My relative almost signed the lease until all these rules, stipulations and fees started coming out of the woodwork. It did not seem like an easy going place to live. Also, make sure you really want to live there. They charge you HALF of the monthly rent as a NONREFUNDABLE deposit once you have been pre-approved, even though you HAVE NOT signed the lease. This is their charge to you for "taking the apartment off the market." I have rented several buildings in NYC and have never seen that. However, I stay away from "luxury" buildings because most of their so called amenities aren't of interest to me. So I don't know if that's an industry standard for luxury apartment rentals. Anyway, even with losing almost a thousand dollars, my relative still made out better with a cheaper apartment in a much nicer area.
